Four suspects, in the order to test them

Check the cheapest and most visible items first.

  1. The washer itself

Smell the drum, door gasket and detergent drawer with the machine empty and open. A sour smell here follows the machine when it moves.

  2. The standpipe trap

The drain pipe behind the washer holds a water seal. If the washer is used rarely or the seal evaporates, sewer gas can come up behind the machine.

  3. A floor drain

Many laundry rooms have a floor drain that is rarely wet. Pour in water and check for a smell lessening, which suggests a dry trap.

  4. The dryer vent

A damp, lint-clogged vent or a crushed duct can leave a hot, musty smell near the dryer and sometimes in the garage.

What makes laundry spaces different

Laundry rooms in Highlands Ranch houses are often placed near the garage, on a main floor off the kitchen, or in a basement utility area. Each position changes where the air goes. A room beside the garage can pull garage air in when the dryer runs, while a basement laundry shares air with the furnace and any pit or capped drain nearby.

Water seals are a recurring theme. A trap is a U-shaped section of pipe that keeps a small plug of water in place to block gas. In a house where the washer is only used on weekends, or where a floor drain sees water only after a flood, that seal can disappear without anyone noticing. Dry air in Colorado speeds evaporation.

Lint is a second recurring theme. A vent that runs a long way or has several bends collects lint, which holds moisture and heat. That is a fire concern as well as an odor concern, so a persistent smell near the dryer should be taken seriously.

Common questions

Why does my laundry room smell only sometimes?

Smells that come and go often follow water use, a drying trap or wind pressure, so note the time of day and what was running.
